Housing Account

Grow your savings in a Property Participation Savings Account and become the owner of your first home with a government contribution of up to 20 per cent, depending on the duration and amount of your savings! This is a participation account that provides government support to customers who save by making regular payments for a minimum of three years, with the aim of assisting Turkish citizens who do not own a property in their own right to purchase their first and only home within Turkey.

Features

  • The Housing Account is a state-subsidised savings account denominated in Turkish lira (TL), which can be opened for a minimum term of three years and entitles the holder to a profit share each year.
  • Payments can be made monthly or quarterly.
  • The payment amount ranges from a minimum of 4,511.50 TL to a maximum of 45,115.04 TL for monthly payments, and from a minimum of 13,534.51 TL to a maximum of 135,345.11 TL for quarterly payments. These amounts are increased annually by the revaluation rate determined and announced in accordance with the Tax Procedure Law No. 213 dated 4 January 1961, based on the previous year’s figures.
  • A customer may not open more than one Housing Account. A Housing Account cannot be opened as a joint account, nor can it be transferred between banks.
  • Payments are debited from a designated current account at the specified intervals.
  • The Housing Account is opened with a profit-sharing ratio of 95/5.

Payment Plan

  • A one-off deposit exceeding the upper limit may be made into the housing account on the date of opening. This amount may not exceed 541,380.16 Turkish Lira (the maximum amount set for 2026). This amount is increased each year by the revaluation rate determined and announced in accordance with the Tax Procedure Law No. 213 dated 4 January 1961, based on the previous year’s figures.
  • Withdrawals from the housing account are permitted a maximum of twice per period. The right to make a withdrawal from the account may be exercised no more than twice within a period. Where the right to make a withdrawal is exercised, the balance of the housing account must not fall below the total of the minimum amounts required to be paid in from the date the account was opened. In calculating the minimum amounts, all months are taken into account, except for the month in which the last withdrawal was made, based on the minimum payment amounts for the relevant year.
  • If the participant chooses the monthly payment plan, they may skip a payment no more than three times within a period; if they choose the quarterly payment plan, they may skip a payment no more than once within a period.
  • Additional funds may be deposited on the maturity date, provided that the upper limits are not exceeded.

In order for a participant to be eligible for the state contribution, they must:

  • Be a Turkish citizen,
  • Not have owned a residence entirely in their own name as of 07/04/2015, and not have acquired another residence since that date,
  • Have made payments as specified for at least 3 years,
  • Not violate the payment conditions in the Housing Account Regulation.

The state contribution is calculated as follows, based on the periods of regular payments made by the participant into the housing account. The amounts shown in the table are those determined for the year 2025. This amount is increased each year by the revaluation rate determined and announced in accordance with the Tax Procedure Law No. 213 dated 04.01.1961, based on the previous year’s figures.

Housing Account Application

  • A Housing Account can be opened by applying at one of our branches.
  • Turkish citizens who do not own a property in their own name may open a Housing Account. Blue Card holders who have been granted permission to renounce Turkish citizenship are excluded from this scheme.
  • For those under the age of 18, a Housing Account may be opened by a parent or legal guardian.
