Title Deed Secure Account

With our Title Deed Secure Account, which ensures that the title deed transfer and the payment of the sales price occur simultaneously, the risk of carrying cash is eliminated, allowing for fast and secure real estate transactions.

During the exchange of the sales price at the Land Registry Office, the inability to simultaneously exchange the real estate and the cash payment creates trust issues and risks associated with carrying cash.

Thanks to the protocol between the General Directorate of Land Registry and Cadastre (TKGM) and Emlak Katılım, the Title Deed Secure Account operates through a system fully integrated with all Land Registry Offices.

Through accounts opened at Emlak Katılım for both the buyer and the seller, and in line with the data flow received from the General Directorate of Land Registry and Cadastre, parties can fulfill their Title Deed Fee and other payment obligations, ensuring that the title deed transfer and the property price transfer are performed simultaneously.

How Does It Work?

  1.  Application: The buyer and the seller apply to Emlak Katılım to request the opening of an account. (Account opening is required for both the buyer and the seller.)
  2.  Inquiry: Through the Title Deed Secure Account screen, the seller’s TCKN (Turkish Republic ID Number) is used to query the real estate registered under their name. The property to be transferred is selected.
  3.  Pre-transfer Payments: Title deed fees and revolving fund service charges, which must be paid before the transfer, can be settled by Emlak Katılım upon the request of our customers.
  4.  Blocking the Funds: The sales price is blocked in the account held by the seller, along with the title deed fee and revolving fund service charges. The created reference number for the Title Deed Secure Account is transmitted by Emlak Katılım to the Land Registry Office via the system.
  5.  Title Deed Application: The buyer and the seller apply to the Land Registry Office for the title deed transfer.
  6.  Transfer and Release: The Land Registry Office verifies through the system that the Title Deed Fee and revolving fund service charges have been collected and that the sales price has been blocked. Once ownership changes hands (registration is completed) at the Land Registry Office, data is transmitted to Emlak Katılım via the system.
  7.  Finalization: Upon receiving the confirmation from the Land Registry Office, Emlak Katılım transfers the sales price to the seller’s account. If the title deed transfer does not occur, the funds are released and returned to the buyer’s account. Upon completion of the transfer, both the buyer and the seller are notified via SMS.
