Real Estate Certificate Financing (GSF) is a specialized financing product designed in accordance with the principles of participation banking, enabling our individual and corporate customers to invest in real estate certificates issued by the Capital Markets Board of Turkey (SPK) and traded on Borsa Istanbul.
Through this financing, our customers have the opportunity to become direct partners in the relevant project while simultaneously carrying out their investments within an interest-free and transparent framework.
The Importance of Real Estate Certificates as an Investment Tool
With the progression of real estate projects, investors can both earn certificate returns in secondary markets and acquire the right to own real estate upon reaching a specific share threshold.
Since the product offers the opportunity to invest with small amounts, it provides an accessible, sustainable, and risk-diversified alternative, especially for young investors, savers, and individuals making real estate investments for the first time. With this participation-based financing solution, our bank aims to diversify real estate investments to reach a broader customer base and to increase the variety and market share of interest-free financial instruments in the sector.
Features
Both individual and corporate customers can utilize Real Estate Certificate Financing.
Throughout the financing maturity, real estate certificates will be taken as collateral, and a blockade will be placed via the Central Registry Agency (MKK) to prevent the sale of these certificates.
Points to Consider
In the event that Real Estate Certificate Financing is utilized by our individual customers, the "Limitations on Consumer Loans" set by the Banking Regulation and Supervision Agency (BRSA/BDDK) will be taken into account.
Currently, there is a maturity opportunity of up to 36 months for financing up to 125,000 TL, up to 24 months for financing between 125,001 TL and 250,000 TL, and up to 12 months for financing of 250,001 TL and above.
In case of any changes in BRSA regulations, the amount and maturity limits will be applied in accordance with the current decisions.
Disbursement Phase
Customers utilizing Real Estate Certificate Financing are required to have an investment account with our bank.
A letter of undertaking will be obtained from our customers during the relevant financing application. The customer will consent to use the funds transferred to their account solely for the purchase of real estate certificates and to the placement of a blockade on these certificates.
In the event that the financing is closed before maturity, the MKK blockade will be removed, and our customer will be able to sell their certificates freely.
