You can own your dream home with long-term and customized payment options. The property you wish to purchase is acquired by our Bank in accordance with participation banking principles and sold to you over your preferred maturity period.

  •  Flexible Payment: We offer suitable maturity periods for your financing repayments. You can determine your repayments according to your budget and pay comfortably.
  •  Financing Ratio: You can utilize financing for up to 80% of the appraisal* value of the property you wish to purchase.
  •  Tax Exemption: When utilizing housing financing, you may be exempt from KKDF (Resource Utilization Support Fund) and BSMV (Banking and Insurance Transactions Tax) payments.
  •  Additional Collateral: Additional collateral may be requested for your financing request if deemed necessary.

(*) Appraisal procedures are performed by SPK (Capital Markets Board of Turkey) licensed institutions contracted with Emlak Katılım.

Our housing financing rates on our website are limited to a financing amount of 100,000 TL. For financing requests above this amount, we kindly invite you to visit our branches.

Required Documents

  •  Application form
  •  Copy of ID card, driver's license, or passport
  •  Proof of income based on the individual's employment status
  •  Other documents that may be requested by the branch
  •  Copy of the title deed of the property subject to financing
  •  If necessary, a copy of a fixed phone, electricity, water, or natural gas bill registered in the customer's name, dated within the last two months
  •  Guarantor and related documents if deemed necessary

Joint Housing Financing

Now there is "Joint Housing Financing" for those who want to own a home but cannot afford it alone! Easily own the home you desire together with anyone you choose.

You can purchase your new home with a joint title deed together with the person you will share the financing with, and become a homeowner by making the financing repayments together in accordance with your payment capacity. You can use the Joint Housing Financing with a friend, sibling, relative, or spouse for investment or residential purposes.

Eco-Friendly Housing Financing

Designed to contribute to increasing the number of energy-efficient homes; it is intended for individual customers using financing for energy-efficient homes.

  • Scope: Utilized for homes with an Energy Identity Certificate (EKB) and energy performance of Class A or B.
  • Advantage: A 2-point profit share discount is applied to our current rates.
  • Social Responsibility: A personalized tree donation is made via OGEM-VAK on behalf of our customers.

Housing Financing for Citizens Abroad

This is a funding product providing financing for Turkish citizens residing abroad to acquire property in Turkey, in TL, USD, or EUR currencies.

  • Maturity: Up to 120 months for TL; up to a maximum of 60 months for USD or EUR.
  • Financing Ratio: Up to 80% of the appraisal value.
  • Conditions: The applicant must be a resident abroad.
  • Document Approval: Foreign-language documents must be translated by sworn translators and notarized.
  • Foreign Currency Usage: Available only if the official income is in foreign currency.

Additional Documents Requested:

  •  Employment Reference Letter
  •  Proof of Residence Abroad
  •  Last 3 Months' Bank Salary Account Statement

**The financing amount is determined based on the total appraisal value of the existing property and the property to be purchased. The loan-to-value ratio is applied according to the Energy Identity Certificate as shown in the table below:
