Housing Account

The Housing Account is a participation account that provides state support to our customers who save by making regular payments for at least 3 years, with the aim of supporting Turkish citizens who do not own any residential property in their name in acquiring their first and only home within the country.

Housing Account:

The Housing Account is a participation account, defined by the "Regulation on Housing Account and State Contribution," that provides state support to customers who do not own a residence in their name and save by making regular payments for at least 3 years to acquire their first and only home within the country.

Features of the Housing Account:

  •  The Housing Account is an accumulated participation account that can be opened in TL with a minimum maturity of 3 years and earns profit shares every year, with state support.
  •  The payment period can be monthly or quarterly.
  •  Payment amounts for the monthly period are a minimum of 4,511.50 TL – a maximum of 45,115.04 TL, and for the quarterly period are a minimum of 13,534.51 TL – a maximum of 135,345.11 TL. These amounts are increased annually by the revaluation rate determined and announced in accordance with the Tax Procedure Law No. 213 dated 4/1/1961 regarding the previous year.
  •  A customer cannot open more than one Housing Account. A Housing Account cannot be opened as a joint account and cannot be transferred between banks.
  •  Payments are collected from a special current account at the specified maturities.
  •  The Housing Account is opened with a 95/5 profit-sharing ratio.

Housing Account Payment Plan:

  •  A one-time amount exceeding the upper limit can be deposited into the housing account on the opening date. This amount cannot exceed 541,380.16 Turkish Liras (the maximum amount determined for 2026). This amount is increased annually by the revaluation rate determined and announced in accordance with the Tax Procedure Law No. 213 dated 4/1/1961 regarding the previous year.
  •  A maximum of two withdrawals are granted from the housing account within one period. The withdrawal right can be used at most twice within one period. If the withdrawal right is used, the balance of the housing account cannot be less than the total of the minimum amounts that should have been deposited since the account opening date. In calculating the minimum amounts, all months except the month in which the last withdrawal right was used are taken into account based on the minimum payment amounts for the relevant year.
  •  If the participant selects the monthly payment plan, they may miss a payment no more than three times within a period; if they select the quarterly payment plan, they may miss a payment no more than once within a period.
  •  Additional funds can be deposited on the maturity date, provided that the upper limits are not exceeded.

Conditions for State Contribution to the Housing Account

For the participant to be entitled to the state contribution, they must:

  •  Be a Turkish citizen,
  •  Not have owned a residence entirely in their own name as of 07/04/2015, and not have acquired another residence since that date,
  •  Have made payments as specified for at least 3 years,
  •  Not violate the payment conditions in the Housing Account Regulation.

The state contribution is calculated based on the regular payment periods made by the participant to the housing account as follows:

The amounts in the table are the amounts determined for 2025. This amount is increased annually by the revaluation rate determined and announced in accordance with the Tax Procedure Law No. 213 dated 4/1/1961 regarding the previous year.

Housing Account Application:

 You can open a Housing Account by applying to our branches.

 Turkish citizens who do not own any residential property entirely in their own name can open a housing account. Blue Card holders who have been permitted to renounce Turkish citizenship are excluded from this scope.

 For those under the age of 18, a Housing Account can be opened by their parent or guardian.
